Liven Communities has unveiled its $300 million Liven Carabella development at Gowrie Junction, with sales now open at the new over-50s community.
The wellness-focused development will ultimately provide 430 modern homes. It is located 15 minutes from the Toowoomba CBD and 10 minutes from Highfields.
Why It Matters
Liven Carabella combines new housing with recreation, wellness and social facilities designed for over-50s residents. Liven Communities CEO Andrea Richards said the development drew inspiration from leading wellness retreats.
“When we set out to design Liven Carabella, we drew inspiration from the finest wellness retreats, where the environment itself can influence how you feel,” Ms Richards said. “We wanted to create that same sense of wellbeing and belonging as part of everyday life, rather than something people only experience when they go on holiday.”
Local Impact
The community is being developed on a 250,000 square metre site at the corner of Gowrie Birnam Road and Hayden Road. Its Gowrie Junction location provides access to shopping, healthcare, dining and other services in nearby Highfields and Toowoomba.
“This is about giving people the opportunity to enjoy a more fulfilling and active lifestyle in a peaceful country setting, while still remaining close to everything they need,” Ms Richards said.
By The Numbers
- 21 homes make up the first release at Liven Carabella.
- $649,500 is the starting price for a two-bedroom, two-bathroom home with a single garage.
- $20,000 in additional value combines $8,000 in premium upgrades with a $12,000 settlement reward for founding homeowners.

Homes at Liven Carabella will feature two and three-bedroom designs focused on low-maintenance living, contemporary finishes and indoor-outdoor entertaining. The planned Pavilion will include an outdoor swimming pool, cinema, indoor golf simulator, café, library, art studio and private dining facilities.
Meanwhile, a separate Wellness Club will feature a heated indoor pool, gym, sauna and spa. Tennis and pickleball courts, barbecue facilities and social spaces are also planned.
The community will be pet-friendly and include a dedicated on-site Community Manager.

Liven Carabella is Liven Communities’ fourth Queensland community, following developments in Hervey Bay, Elliott Heads and Gympie.
The community will operate under a land lease model. Residents will own their homes and lease the land. According to Liven Communities, the model includes no stamp duty and allows residents to retain 100 per cent of any capital gains if they sell.

Sales are now open for the first release of homes at Liven Carabella.
The Sales & Information Centre is also open at the corner of Hayden Road and Gowrie Birnam Road in Gowrie Junction. It operates from 10am to 4pm, Monday to Friday.
