What’s happening?

Leading over-50s developer GemLife is launching GemLife Highfields Heights, a $250 million lifestyle community in Toowoomba, following the success of its first project, GemLife Highfields, which posted over $172 million in sales since 2017.

The new development will feature 366 homes designed with a modern Australian farmhouse aesthetic on a 23-hectare site with scenic views of the Bunya and Gowrie mountains.

Why it matters?

The launch addresses the growing demand for high-quality, downsizer-friendly communities in regional Queensland.

It offers over-50s a balance of tranquillity and convenience, enabling an active and connected lifestyle.

With its range of premium facilities and proximity to urban amenities, GemLife Highfields Heights sets a benchmark for rural retirement living.

Local Impact

GemLife Highfields Heights strengthens Toowoomba’s position as a desirable destination for retirees and downsizers, creating jobs during its construction and offering long-term benefits for local businesses.

The project also preserves 3.5 hectares of bushland, supporting ecological conservation in the region.

Zoom In

Highfields Heights provides a diverse housing option for downsizers, offering five single-level designs with 185sqm to 208sqm of living space, including walk-in pantries, alfresco areas, and 7-star energy ratings.

A landscaped entry with hoop pines and native trees welcomes residents to a community designed for comfort and modern living.

GemLife CEO Adrian Puljich highlighted Highfields as an ideal semi-rural location: “Highfields offers a beautiful and tranquil semi-rural environment, with all the city conveniences and services of the Toowoomba town centre just 10 minutes away, giving residents the best of both worlds.”

Zoom Out

The development reflects a broader trend of treechange living among over-50s, with Toowoomba’s proximity to Brisbane (90 minutes) and its connectivity to regional hubs like the Sunshine Coast, Ipswich, and the Gold Coast making it increasingly popular for downsizers.

Puljich added: “With all current stages of GemLife Highfields sold out, we’re bringing forward GemLife Highfields Heights to meet the significant demand from over-50s seeking a quality home in a community where they can stay active, healthy and social.”

What to Look For Next?

  • Civil works are already underway, with first house frames going up in early 2025 and residents moving in from mid-2025.
  • GemLife anticipates strong buyer interest, with 75 expressions of interest received to date from across Queensland and interstate.
