What’s happening?
Strong local interest has greeted Oak Tree Retirement Villages’ latest release at Darling Heights in Toowoomba.
Oak Tree recently held two information sessions to launch the newest stage of the village. Guests heard from Christine Gilroy, CEO of Oak Tree Group, Luke Thomas, Group Development Manager, Lissa Olsen, Regional Manager, and Mary O’Neill, Sales Manager.
The sessions also featured local downsizing specialists Task Tamers and local real estate experts from RealWay Property Partners. They spoke about current market conditions and what homeowners should consider before making their next move.
Ms Gilroy said the release is about more than new homes.
‘We know downsizing isn’t just about moving house. It’s simplifying life, it’s gaining security, it’s finding connection. Our goal is straightforward – to create places people are proud to call home.’

Why it matters?
The response points to strong demand for independent retirement living in Toowoomba.
It also shows many local seniors want to downsize without leaving the area they know well.
Ms Gilroy said Oak Tree remains committed to the region and to giving seniors more choice.
‘This level of interest demonstrates the strong demand for well-designed, connected retirement living in Toowoomba.’
The project also reflects what older Australians say they want from retirement living. That includes comfort, simpler upkeep and homes that support ageing in place.
Mr Thomas said the new villas reflect years of resident feedback.
‘These villas are the result of 20 years of evolution and direct feedback from more than 1,500 Oak Tree residents nationally.’
‘We’ve focused on assisting ageing in place through thoughtful design – creating homes that are low-maintenance and easy to live in.’

Local Impact
The project is adding to Toowoomba’s retirement housing stock while keeping work in the local economy.
Oak Tree has partnered with Toowoomba-founded builder McNab as principal contractor. Most subcontractors and suppliers on the project are also based locally.
The sessions also gave local homeowners direct access to advice from property professionals and downsizing experts. Guests stayed after the presentations to speak with the Oak Tree team, current residents and industry specialists.
That extended interest suggests many locals are actively weighing their next move.
By the numbers
- More than 70 guests attended the launch sessions, with interest so strong the event was split into morning and afternoon gatherings.
- The final stage will add 35 villas, made up of 20 three-bedroom homes and 15 two-bedroom homes.
- Once complete, Darling Heights will have 55 residences, and together with Baker Street’s 58 homes, Oak Tree will have 113 villas in Toowoomba.
- Oak Tree says this final stage represents a $22 million investment, lifting its total investment in the region since 2012 to more than $32 million.
Zoom In
The new villas have been planned around easy, low-maintenance living.
Features include step-free access across the village, accessible bathrooms and kitchens with appliances at easy-to-reach heights. Residents will also have private outdoor spaces with irrigated gardens.
Shared facilities include a Village Centre, swimming pool, vegetable garden and bowling green. The community is also pet-friendly.
Ms Olsen said the lifestyle appeal goes beyond the homes themselves.
‘Our residents often tell us what they value most isn’t just about the quality finishes – it’s the long-term, valued friendships. That sense of connection is what truly sets Oak Tree apart.’

Zoom Out
Oak Tree’s latest release fits into a wider shift in retirement living, where buyers are looking for smaller, practical homes with a stronger sense of community.
The interest shown at Darling Heights also lines up with broader demand for boutique retirement options in regional centres. For many seniors, the appeal lies in staying local while gaining more manageable housing.
The involvement of Task Tamers and RealWay Property Partners also shows how closely housing, downsizing and local property conditions are tied together.
What To Look For Next?
The first villas are due for completion in June, with more homes becoming available progressively through to December 2026.
